Summary:        

The Senior Superintendent in Custom Residential Construction is responsible for overseeing all aspects of construction projects, ensuring adherence to SHC core values. Key duties include managing site operations, project scheduling, quality control, safety compliance, and effective communication with clients and subcontractors. The role requires expertise in construction management, contract administration, and trade knowledge, along with strong leadership, problem-solving, and technological proficiency. Essential qualifications include a high school diploma, and proficiency in construction software and documentation. Demonstrate the ability to handle project manager duties by effectively planning, coordinating, and overseeing construction projects.  The Senior Superintendent must maintain high standards of craftsmanship, manage resources efficiently, and ensure timely project completion while upholding safety and quality standards.

Job Duties:

  1. Construction Management: Oversee construction processes on site, scheduling, assist with budgeting, quality control. Consult with the Project Manager, Architects and Design Team on design issues, inconsistencies, and changes.
  2. Site and Job Trailer Management: Establish jobsite office, rent trailer, construction fencing, construction sign per DRB guidelines, internet account, temporary facilities, temporary power, post all jobsite literature (OSHA, Workman’s Comp, site rules, emergency contact lists and maps). Maintain regular and timely work hours. Ensure jobsites are locked and secure at end of each day.
  3. Project Scheduling: Creating and maintaining short interval project schedules and assisting PM with overall project milestones and schedule. Detailed timelines for procurement, fabrication, installation of core and shell, rough-in scopes, and custom finishes. 30-60-90-day schedules, visible to all trades.
  4. Plan Reading/Shop Drawings/Specs: Advanced skills in interpreting architectural and engineering drawings, shop drawings, and specifications.
  5. Building Codes and Regulations: Advanced knowledge of local codes, zoning laws, regulations.
  6. Quality Control and Assurance: Quality control measures, inspections, addressing discrepancies.
  7. Safety Management: Advanced knowledge of safety regulations and practices. Enforce safety procedures per OSHA standards. Hold weekly safety meetings/Tool Box Talks. Prepare and send accident report forms to the office should an accident or near-miss occur. Ensure jobsite has all emergency/first aid supplies appropriate for the project. Attend and actively participate in all safety classes and training programs.
  8. Contract Management: Reviewing and understanding contracts with subcontractors and suppliers to assist with cost/material management and schedule. Coordinate with Project Manager to mitigate non-performing subcontractors. Report possible charges to subcontractors. Ensure charges for extras are reasonable and properly documented/executed with Work Authorizations.
  1. Cost/Material Management: Code field tickets per control estimate, manage materials on site effectively to minimize waste and unnecessary extra costs, track/review T&M field tickets and work authorizations. Forward coded material tickets and work authorizations/invoices to accounting on a weekly basis. Develop material take-offs, order materials. Participate in preconstruction review of plans, schedule, and budget. Ensure proper testing and recording of materials.
  2. Communication and Documentation: Effective communication with clients, subcontractors, team members. Clear communication, regular updates, managing expectations. Keep as-built drawings up to date and document critical decisions and discussions, as necessary. Records of specifications, samples, approvals, guidelines.
  3. Problem-Solving: Proactively monitor construction sites to identify potential problems that could impact the project timeline, budget, or quality. Conduct thorough investigations to determine the root causes of issues, ensuring accurate diagnosis before implementing solutions. Develop and implement effective strategies to resolve identified issues, minimizing disruption to the project workflow.
  4. Permitting/Inspection Process: Proficient in understanding the permitting process and scheduling necessary inspections.
  5. Construction Technology: In-depth understanding of construction management software and tools.
  6. Trade Knowledge/Building Systems: Advanced understanding of various techniques, tools, materials, structural and code requirements for all trades (concrete, masonry, metals, carpentry, windows/doors, finishes, HVAC, plumbing, electrical, structural systems, and high-country building envelopes. Rent specialty tools as needed for job specific assignments if SHC doesn’t already possess the required specialty tool.
  7. Site Layout and Shooting Elevations: Site analysis, planning, utility coordination, access, safety. Benchmark establishment, elevation measurement, grading, foundation layout, utility coordination, quality control. Establish Interior and exterior gridlines for layout.
  8. Highly Custom Detail Finishes: Ensure craftsmanship and precision on finishes including custom millwork and cabinetry, high-end flooring, custom painting and specialty wall finishes, tile and stone work, lighting design and installation, custom metalwork, glass and mirror work, integration of technology for home automation, mock-ups, and samples.
  1. Sustainability Practices: Advanced knowledge of eco-friendly materials and finishes, minimize waste.
  2. Finish Protection: Procure appropriate finish protection materials and direct laborers to install and maintain to prevent damage to finished surfaces.
  3. Final Walkthrough and Punch List: Reviewing interior/exterior finishes, building systems, addressing punch list items, client satisfaction.
  1. Manpower Coordination: Coordinate job site and subcontractor manpower and laborers for timely project completion. Advise Manpower Director of manpower needs.
  2. Progress Monitoring and Reporting: Review and update progress reports, keep accurate Daily Job Site Reports. Review and understand cost reports, owner billings, schedules.
  1. Method Improvement/Innovation: Investigate and recommend changes in methods, materials, schedules, procedures. Consider alternative methods of construction for VE and quality. Up to date with new trends, materials, and standards of construction
  2. Equipment and Tool Management: Ensure equipment maintenance and repair. Ensure all laborers and SHC employees have all necessary tools, supplies, etc.
  3. Meetings and Liaison: Attend OAC’s, lead weekly subcontractor meetings, attend company meetings, as necessary. Maintain liaison with building departments, inspectors, fire departments, utility companies, architects, engineers, clients.

Job Qualifications:

  1. Experience: Minimum of 10 years’ experience as a field supervisor for a general contracting company with custom home-building specialty.
  2. Education: High School diploma or equivalent. Additional technical training or certifications in construction management, project management, or a related field is a plus.
  3. Training: CPR / First Aid and OSHA 10 Hour.
  4. Mathematical Skills: Strong math skills for accurate measurements, cost estimations, and budget management.
  5. Computer Literacy: Proficient in using construction management software, Microsoft Office Suite, and other relevant computer applications.
  6. Management Skills: Demonstrated ability to manage multiple tasks and projects in a fast-paced environment, including scheduling, budgeting, and quality control.
  7. Self-Motivation: Highly self-motivated, professional, and capable of managing workload and prioritizing tasks independently.
  8. Communication Skills: Excellent verbal and written communication skills for effective interaction with clients, subcontractors, team members, and other stakeholders.
  9. Conflict Management: Identify and resolve conflicts promptly and effectively, facilitating constructive communication between conflicting parties. Utilize negotiation, mediation, and problem-solving strategies while fostering a positive work environment and promoting clear communication.
  10. Attention to Detail: Ensuring craftsmanship and precision.
  11. Problem-Solving Abilities: Strong problem-solving skills, with the ability to identify and resolve issues quickly and efficiently.
  12. Negotiation skills: Strong negotiation skills, with the ability to effectively manage and negotiate contracts with subcontractors and suppliers to ensure the best terms and quality for the project.
  13. Leadership: Proven leadership skills with the ability to effectively lead and motivate construction teams, ensuring that all project objectives are met with high standards of quality and efficiency.

Notes:

  • All tools are required on day one (1) with the exception of the power drill which should be obtained by the end of the 1st month and the circular saw which should be obtained by the end of the second month.
